What Makes Home Remodeling in Miami Different

Remodeling is not new construction. We are working inside a home that already exists — its age, its prior renovations, and its location set the rules before we draw a thing. In Miami, those rules are stricter than almost anywhere, and they shape what a remodel can and cannot do.

Older homes hide older systems

Open the walls of a 1950s Coral Gables home or a pre-war Grove cottage and you often find plumbing at the end of its life — cast-iron drain lines — undersized or outdated electrical, failing flooring substrates, and, in pre-1978 homes, lead paint or asbestos that calls for licensed abatement. Replacing windows, doors, or a roof on an existing Miami home triggers the High-Velocity Hurricane Zone code: impact-rated products with a Miami-Dade Notice of Acceptance (NOA), and often new bucks, attachments, or framing to anchor them to an older structure. We specify to NOA and detail the connections so the work passes inspection the first time.

The 50% rule can reshape the whole project

Much of Miami sits in a FEMA flood zone, and improvements are counted cumulatively. Once a remodel’s value crosses 50% of the structure’s value, the entire home has to meet current flood-elevation code — a far larger project than the one you started. We value the work against that line early, so a kitchen-and-bath remodel never forces an unplanned elevation mid-build.

Condo remodels answer to more than the city

A high-rise remodel in Brickell or on Miami Beach means working around association approvals, allowed work hours, elevator and loading logistics, and slabs that often cannot be cut without structural engineering. If the building is also due for SB 4-D milestone work or a 40/50-year recertification, we coordinate the two so your unit and the structure are handled together.
